CONDITIONS OF LET
FOR BALLIMORE FARM COTTAGE

Terms & Conditions

When you, the tenant, confirm your holiday with the payment of a deposit, you are entering into a contract with Ballimore Farm. For the avoidance of doubt, a few basic rules are listed here.

1. The tenant will use the accommodation for private holiday purposes only and will not sub-let the property.

2. The tenant will not smoke within the accommodation, nor bring in pets. This is for the health and convenience of ALL persons who will come to use the cottage.

3. The tenant will be responsible for the repair or replacement of any breakages, loss or damage and shall leave the property in a clean, neat and tidy condition. If excessive cleaning is required, at the discretion of Ballimore Farm, a supplementary cleaning charge of £25 will be levied.

4. No responsibility is accepted by the proprietors of Ballimore Farm for any loss, damage or injury to person or property (including cars, accessories or contents) whilst within the confines of Ballimore Farm or whilst the tenant or any member of his or her party is engaged in any activity, or any illness arising from any cause whatsoever. We recommend you check your household and motor insurance, and to take out private additional insurance to cover any shortfalls.

5. If the tenant requires to cancel a reservation for any reason he must notify the proprietors by telephone and confirm it in writing. The deposit paid is generally non refundable, but this rule may be waived depending on circumstances, and providing a re-let is possible.
In the event that the cancellation is made within 28 days of the commencement of the holiday, the tenant will be responsible for the FULL cost of the booked holiday. Again, depending on circumstances and providing a re-let is achieved, a refund less expenses may be available.
We strongly recommend that you arrange your own holiday cancellation insurance.

6. The proprietors reserve the right to terminate the let of any property in the event that the tenant or any person occupying or visiting the property causes a disturbance or nuisance. In the event of termination of a let by the proprietors, a refund of the remaining portion of the rent may be agreed.

7. The proprietors reserve the right to refuse admission to any person for any reason and, if appropriate, a pro rata refund of any monies already paid will be given.

8. The period of let will start at 4 pm on the day of arrival and will expire at 10 am on the day of departure. Extending the period, for example by late departure, causes great inconvenience to the proprietors expecting a new tenant, and will be subject to a charge.

9. Bookings cannot be accepted from minors.

10. The proprietors believe that the information on this web site is correct but cannot accept responsibility for errors or misunderstandings. To allow for a policy of continuing improvement of facilities, the proprietors reserve the right to alter or amend the amenities or facilities offered. Please be sure to check directly with the proprietors.
